Stage 1 & 2

Project Overview

The works included a purpose-built entertainment centre for the OZ Tenpin Bowling Centre, one of the Ballarat’s most established family attractions that was founded in 1979, as well as multiple warehouses designed for future tenancies.

In stage one we were tasked with constructing a new facility to accommodate OZ Tenpin’s growing operations, alongside a separate warehouse intended for future tenancy. While the original design package for the entertainment centre offered limited detail, our team provided a comprehensive construction solution to bring the concept to life—revitalising the space and ensuring the client’s operational goals were met.

The completed entertainment centre includes the full fit-out of Warehouse 1, incorporating 16 state-of-the-art bowling lanes, a dodgem car arena, arcade game zones, a commercial kitchen and bar, multiple pool tables, VR rides, and a mezzanine office. The internal layout was delivered to support a seamless customer experience, enabling guests to move easily from one activity to the next.

Following the success of stage one, we were re-engaged for stage two. Completed in February 2025, the project involved the construction of five additional warehouses at the rear of the site. These buildings were developed by the same client as a long-term investment, with future tenancies in mind. One of the warehouses is now home to X-Golf Ballarat, which we also completed a detailed internal fit-out.

During stage 2, our team identified a high volume of contaminated soil on site. We worked closely with the client to resolve the issue early—developing a management solution that significantly reduced the overall project cost without affecting the delivery program.

Project Success and Impact

This development highlights MKM’s ability to manage multi-stage commercial builds, adapting to limited design documentation, technical challenges, and evolving project requirements. The new OZ Tenpin facility is currently the largest bowling centre in Victoria and a key venue for regional tournaments—while the Stage 2 warehouses have added strong long-term value for the client.

Across both stages, our team delivered on time, maintained strong communication, and upheld the high level of quality our clients expect. The positive feedback received reinforces the strong relationship we’ve built and the outcomes achieved.
